About Baldwin Corporate Real Estate
History
Brad W. Baldwin, Broker for Baldwin Corporate Real Estate, "BCRE", established BCRE in 1992 to represent the real estate needs of high tech companies in the cities of the Inland Northwest; namely Spokane, Spokane Valley, and Liberty Lake, WA; and Post Falls and Coeur d'Alene, ID, to augment an existing high tech clientele being serviced in California's Silicon Valley. Brad is the sole proprietor and principal of BCRE. Today the business office is located in Hayden Lake, Idaho.
The Spokane Region
Currently, BCRE is the only company working in the Greater Spokane Commercial Real Estate region that specializes exclusively in representing high tech corporations. Within the last five years, BCRE has leased or sold over 1.2 million square feet of space to the most visible and significant high tech companies in the Greater Spokane region. Historically, a number of high tech companies in Spokane have chosen to own real estate. Up until about 18 months ago, Spokane real estate prices had remained relatively stable for over a decade. Increases in land values often did not keep up with the rate of inflation through the years. This created a strong market for sale/leaseback financing, which several companies took advantage of, namely KeyTronic and Getronics Wang Company, as highlighted in the Resume.
However, with the recent increase in local population and the run-up in residential home prices, owner/user and tenant activity has increased and land prices have begun to rise. The downward trend in manufacturing continues to negatively affect the region, and several companies have disposed themselves of excess space, (see Telect in Recent Transactions). Others have chosen to consolidate multiple facilities into one more efficient facility, (see Itronix in Recent Transactions).
Experience & Qualifications
From Brad Baldwin's initial involvement in the commercial real estate business in 1982, in Silicon Valley, California, Brad's experience has developed by working exclusively with high tech tenants and owners, consulting, planning, and negotiating on their behalf, whether expanding or consolidating facilities, or purchasing and selling land and/or facilities. Licenses and Affiliations
Brad currently holds a Real Estate Broker's License in the states of Washington and Idaho. Brad is a member of Commercial Investment Real Estate Institute and holds the designation of CCIM, a Certified Commercial Investment Member.
